One headline from halfway around the world can change what someone pays for a mortgage here in the US.

Sounds crazy...

But that's exactly what we've been watching over the past several weeks.

The conflict involving Iran created uncertainty in the financial markets, pushed oil prices higher, and increased inflation concerns. When that happens, investors typically demand higher yields on U.S. Treasury bonds—and since mortgage rates closely follow the 10-Year Treasury, mortgage rates moved higher too.

If you've been wondering why rates aren't simply following what the Federal Reserve does...

That's why.

In fact, many people are surprised to learn that mortgage rates often have very little to do with Fed rate cuts and much more to do with inflation, the bond market, and global events.

Here's what we're watching right now:

• Mortgage rates have climbed back into the mid-6% range after dipping below 6% earlier this year.

• The Federal Reserve has been holding short-term rates steady, but there is growing discussion that if inflation proves stubborn, additional rate hikes later this year aren't completely off the table. At the very least, expectations for multiple rate cuts have faded considerably.

• Oil prices have cooled from their recent highs following easing tensions, which is encouraging for inflation. However, the bond market is still signaling that borrowing costs could remain elevated for longer than many originally expected.

So...what does this mean for homeowners?

It means waiting for the "perfect" interest rate could actually become more expensive if rates trend higher from here. And here's the interesting part...

We're seeing something we haven't seen in quite a while. Opportunity.

Across many markets we're seeing:

✔ Price reductions

✔ Seller concessions

✔ Better inventory

✔ More negotiating power for buyers

Many buyers are so focused on waiting for a lower rate that they're overlooking the incredible deals available today.

Remember...

You can refinance a mortgage. You can't go back and buy yesterday's house at yesterday's price.

Whether you're thinking about:

• Moving into your forever home

• Purchasing a vacation property

• Buying an investment property

• Refinancing to accomplish another financial goal

This may be one of the better windows we've seen in quite some time.

None of us has a crystal ball.

Rates could move lower...

Or they could continue drifting higher if inflation, economic data, or global events create additional pressure on the bond market.

What we do know is this: Successful buyers rarely time the market perfectly.

They make informed decisions when opportunity presents itself.

If you've been wondering whether now is the right time to buy, refinance, or simply explore your options, let's have a conversation.

Sometimes a 15-minute strategy call can save thousands of dollars—or help you recognize an opportunity you didn't know existed.
