The #1 mistake homeowners make after closing

Most homeowners forget to save for the things that will eventually break.

A simple rule of thumb:

• HVAC system → save about $67/month• Roof → save about $60–$140/month• Appliances → save about $25–$42/month

That’s roughly $150–$250/month set aside to avoid the big surprises.

Now here’s the interesting part.

One of the biggest mistakes I see after someone buys a home has nothing to do with interest rates.

It’s not planning for repairs.

Homes don’t usually break all at once. But everything does age.

Paint fades. Appliances wear out. Roofs get older. HVAC systems eventually quit.

The stress usually isn’t the repair.

It’s the surprise.

Most “big home expenses” aren’t actually random.

They’re predictable. They just weren’t planned for.

Renters pay one fixed number.

Homeowners pay a payment plus responsibility.

But when you treat maintenance like a monthly habit instead of a random emergency,

homeownership feels a lot more stable.

Less stress.

Fewer panic moments.

Better long-term decisions.

You don’t need a perfect plan.

Just awareness and a little preparation.

The goal isn’t avoiding repairs.

It’s avoiding being caught off guard.

And if you ever want help thinking through the age of systems in your home

or planning for future upgrades, I’m always happy to help.
