THE HIDDEN POWER OF SELLER CREDITS

Seller credits are one of the most powerful—and misunderstood—tools in today's market.

Most agents still use them like it's 2019. That's the problem.

Most buyers hear "seller credit" and think closing costs. That's amateur hour.

Used correctly, seller credits control cash flow, reduce risk, and create long-term leverage—often winning deals before price ever matters.

THE UNDERUSED MOVES THAT ACTUALLY WIN OFFERS:

  • Buy down or eliminate mortgage insurance

Lower MI = lower monthly payment = better cash flow. Quiet win. Long-term impact.

  • Inspection leverage that saves deals

Use credits for escrow holdbacks (roof, HVAC, electrical). Buyer feels protected. Seller still closes. No renegotiation spiral.

  • Home warranties

Not flashy—but effective. Year-one peace of mind, especially for first-time buyers or older homes.

The uncomfortable truth: Most offers fail before price ever matters—because the structure was lazy.

THE MOVE ALMOST NO ONE USES: VA & NON-QM DEBT PAYOFF STRATEGIES

On VA loans, seller concessions can pay off buyer debt (credit cards, car loans) up to 4% of the home's value, in addition to closing costs. Lower DTI. Stronger approval. Better long-term position. Also allowed on many Non-QM programs (bank statement, asset depletion).

USE THE "KNOWN" TOOLS BETTER:

  • Stop defaulting to price cuts: Payments matter more than price. A rate buydown often beats a price reduction.

  • Temporary buydowns still matter: 3-2-1, 2-1, and 1-0 buydowns create breathing room and help hesitant buyers say yes.
